How to Turn Real Estate Photos Into a Video Ad With Higgsfield
Regular listing photos can become a cinematic property video—without visiting the house, picking up a camera, or hiring a production team.
In this guide, I’ll show you how to use Higgsfield to animate property photos and edit them into a real estate video ad in four steps.

Step 1: Select Your Photos
Choose high-quality photos that show the property in a logical order. I normally use:
- One exterior establishing shot
- The living room
- The kitchen
- The primary bedroom
- The backyard or pool
- One final hero shot
Use original, high-resolution files whenever possible, and make sure you have permission to use them. Avoid blurry images, screenshots, and photos with heavy text or watermarks.
Step 2: Upload a Photo to Higgsfield
Open Higgsfield: https://higgsfield.ai?fpr=jason60, go to Video, and select Create Video. Upload your first property photo.
For this workflow, use an image-to-video and choose a model that produces good architectural consistency. The best models as the moment are Seedance 2.5, MiniMax H3, Omni Flash 1.1
Animate one listing photo at a time. This gives you more control over each shot and makes it easier to regenerate individual clips when needed.
Step 3: Write the Motion Prompt and Generate
Your prompt should describe the camera movement while instructing the AI to preserve the original property.
Here is the prompt I use:
Create a smooth, realistic real estate camera movement with a slow cinematic dolly forward. Preserve the exact architecture, room layout, furniture, materials, colors, windows, doors, landscaping, lighting, and all original details. Maintain straight architectural lines and realistic perspective. No objects appear, disappear, move, or change shape. No redesigning or structural changes. Premium real estate cinematography with stable, natural motion.
You can reuse this prompt for every photo by changing only the camera movement:
- Slow dolly forward
- Gentle pan left
- Subtle truck right
- Smooth arc left
- Slow crane up

Keep the movement subtle. Large movements can reveal areas outside the original photo, which the AI may invent.
Choose your duration—I normally aim for three to five seconds, depending on the model’s available settings—then click Generate.
Once the clip is ready, review it carefully. Check the windows, doors, furniture, roofline, and other architectural details against the original photo. The prompt guides the AI, but it does not guarantee perfect accuracy.
If anything changes shape, simplify the camera movement and try another generation. A small, believable movement usually looks more professional than a dramatic shot with visible distortions.
Repeat this process for the remaining photos.
Step 4: Edit the Video Ad
Download your best clips and import them into your preferred editing software. If you’re new to video editing, try CapCut or DaVinci Resolve—both offer free versions with the tools you need to put your video together.
Arrange the shots into a natural property tour: start outside, move through the main rooms, reveal the backyard, and finish with your strongest closing shot.
Trim unnecessary footage and use clean cuts to keep the video moving. Add background music or a short voice-over if it helps present the property.
